A 3-season room uses WeatherMaster vinyl windows and is designed for spring, summer, and fall. It’s comfortable most of the year but not insulated for winter heating and cooling.
A 4-season room is fully insulated, built with thermal windows and doors, upgraded roof/ wall systems, and designed to be conditioned year-round. If you want a true extension of your home’s living space, a 4-season room is the better choice.
Most sunrooms in Southport are built on:

Yes. In Brunswick County and the City of Southport, all enclosed sunrooms—3-season or 4-season—require building permits. This ensures compliance with structural, electrical, wind-load, and coastal zone requirements.
